Transaction Coordinator Services

Listing

  1. Review Listing Agreement to ensure accuracy & compliance. 
  2. Introduction email to Seller(s).
  3. Submit Disclosure Package to Agent and/or Seller via Glide preferably.
  4. Remind Listing Agent to complete AVID.
  5. Maintain Listing File until RPA is accepted. 
  6. Order Prelim Report 
  7. Order NHD Report

  1. Thorough review of RPA, Counters, and Addendum’s to ensure accuracy & compliance. 
  2. Introduction email to all Parties & Timeline 
  3. Provide RPA to Escrow, Lender and Buyer’s Agent
  4. Open Escrow and obtain File Number, Escrow Instructions, Commission Instructions, Prelim and HOA Docs (If Applicable)   
  5. Ensure Escrow received EMD. 
  6. Order NHD Report & Home Warranty, if needed.
  7. Update Agent on Contingency Removals 
  8. Submit Disclosure package to Selling Agent.
  9. Monitor timely receipt of all documents & ensure contract timelines are met.
  10. Obtain Buyer’s Verification of Funds and Pre-Qualification Letter.
  11. Maintain contact with all Parties and provide updates to Agent.
  12. Provide Termite + Inspection Reports to Buyer’s Agent and Escrow.
  13. Request Escrow Amendments as instructed by Agent.
  14. Ensure Escrow received a copy of NHD Report, Home Warranty Invoices, Pest + Termite Clearance Reports, Signed Commission Instructions, Approved Credits 
  15. Obtain a copy of FIRPTA or Qualified Substitute from Escrow.
  16. Prepare CDA (Upon Request).
  17. Remind Selling Agent to conduct Final Walkthrough or provide Waiver
  18. Maintain frequent contact with all Parties to provide updates and advise on any outstanding items. 
  19. Provide Closed & Compliant file to Listing Agent upon request. 
  20. Check MLS to ensure status has been changed to SOLD. 
  21. Email the complete sales file to Seller upon Agent’s request.


$400 FEE

Purchases

  1. Send Intro email to Buyer(s)
  2. Review RPA, Counters, and Addendum’s to ensure accuracy and compliance.
  3. Introduction email to all Parties. 
  4. Coordinate with Escrow on Opening.
  5. Generate and distribute Timeline to all Parties.
  6. Ensure Escrow received EMD. 
  7. Update Agent on status of Contingency Removals. 
  8. Remind Buyer's Agent to perform Physical Inspection with Buyer.
  9. Obtain Buyer’s Verification of Funds and Pre-Qualification Letter.
  10. Ensure timely receipt, accuracy and compliance of Seller Disclosures.
  11. Submit Disclosure package to Buyer’s in PDF format and via DocuSign for eSignatures. 
  12. Monitor timely receipt/return of all documents and ensure contract timelines are met.
  13. Provide Buyer with copies of all Reports and Booklets. 
  14. Remind Buyers Agent to complete AVID.
  15. Track timely receipt of Pest Inspection Reports.
  16. Order Home Warranty and provide Escrow with a copy of Invoice.
  17. Update Buyer’s Lender, Escrow, and all parties on status of Contingency removals and closing.
  18. Obtain Broker signed Commission Instructions and deliver to Escrow.
  19. Maintain regular contact with all Parties and provide updates to Agent 
  20. Ensure all Reports and Disclosures have been received and completed properly.
  21. Ensure Escrow has been advised on any approved credits.
  22. Obtain a copy of FIRPTA or Qualified Substitute from Escrow.
  23. Prepare CDA (Upon Request).
  24. Remind Buyer's Agent to conduct Final Walkthrough or provide Waiver
  25. Maintain frequent contact with all Parties to provide updates and advise on any outstanding items. 
  26. Provide Closed & Compliant file to Buyer’s Agent.
  27. Check MLS to ensure status has been changed to SOLD. 
  28. Email the complete Sales file to Buyer upon Agent’s request.
