Introduction email to all Parties & Timeline
Provide RPA to Escrow, Lender and Buyer’s Agent
Open Escrow and obtain File Number, Escrow Instructions, Commission Instructions, Prelim and HOA Docs (If Applicable)
Ensure Escrow received EMD.
Order NHD Report & Home Warranty, if needed.
Update Agent on Contingency Removals
Submit Disclosure package to Selling Agent.
Monitor timely receipt of all documents & ensure contract timelines are met.
Obtain Buyer’s Verification of Funds and Pre-Qualification Letter.
Maintain contact with all Parties and provide updates to Agent.
Provide Termite + Inspection Reports to Buyer’s Agent and Escrow.
Request Escrow Amendments as instructed by Agent.
Ensure Escrow received a copy of NHD Report, Home Warranty Invoices, Pest + Termite Clearance Reports, Signed Commission Instructions, Approved Credits
Obtain a copy of FIRPTA or Qualified Substitute from Escrow.
Prepare CDA (Upon Request).
Remind Selling Agent to conduct Final Walkthrough or provide Waiver
Maintain frequent contact with all Parties to provide updates and advise on any outstanding items.
Provide Closed & Compliant file to Listing Agent upon request.
Check MLS to ensure status has been changed to SOLD.
Email the complete sales file to Seller upon Agent’s request.
